It would be fitting to say that Karl Fritz was the real villain in the series. He didn't care about his wife, even though she loved him enough to sacrifice her life for his. Karl's hunger for power created a never-ending cycle of pain and hatred that was only eventually broken by Eren.
Eren became an anti-hero and plummeted into the dark side. By the manga's end, he became Attack on Titan's main antagonist. His allies had to defeat him after he started the Rumbling and wiped out most of the world's population.
Ultimately, however, both their actions lead to tragedy and Eren inevitably becomes the villain of his own series. I think it's as good a time as any to take a season-by-season analysis of where Eren started out and the anti-heroic Eren we now know.

4 Villain: He Killed Innocents
Never has there been a more destructive and brutal episode since the Battle of Shiganshina District arc. Eren not only killed Marleyan officials but also other countries' ambassadors and the majority of the people in the audience. That includes women and children.
Regardless of the form Attack on Titan's protagonist takes, Thor Odinson can easily defeat him. Despite being in Attack or Warhammer form, Thor can easily call lightning down to the nape of the Titans, eliminating the form and Eren in the process.
Annie Leonhart, also known as the Female Titan is a major antagonist in the anime/manga series Attack on Titan. She is a Marleyan Warrior, and part of a plot to infiltrate the military of the Walls of Paradis Island, following the orders of Reiner Braun.
After that, Zeke comes out from one of Eren's humongous spines. The first thing he does after making his appearance is call out Levi, who is riding Falco in his Titan form. Why did Eren betray Zeke in Attack on Titan episode 78? To put it simply, Eren betrayed Zeke because he is not in support of their plans to euthanise every Eldian on the planet until the end of time.
He serves as Reiner Braun's archenemy and is the half-brother of Zeke Yeager. While initially presented as a heroic protagonist, Eren gradually becomes more of a morally ambiguous anti-villain by committing several violent acts and global genocide, for what he claims to be for the sake of Eldia.
Founding Titan
Founding Titan is the first and the strongest Titan of all the nine. If the Founding Titan is someone from Royal Bloodline, then it will possess limitless power. Eren Yeager was not someone of royal blood that's why he asked for Zeke's help to use the Founding Titan to its fullest.
5 Levi Is More Skilled In Battle
Levi has demonstrated on numerous occasions throughout the entire series that he's more than capable when it comes to battling Titans. Eren, even with his unique powers, is still a beginner. In this way, Levi drastically outshines Eren in combat.
He possesses the Magic Eyes of Destruction, and with them, he can destroy anything in his sight. This means that Anos can literally destroy Eren's Founding Titan and every other Titan by simply looking at them.
Eren was never brainwashed. Zeke overlooks the past and realizes Eren always had darkness in him. Eren was surrounded by love and affection from his friends and family, including their father.
Eren is afraid of his beliefs being shattered. His entire life he has been driven by this idea that is so clearly morally correct, but it is becoming not clear anymore. He has many moments of weakness because he is wavering in these beliefs, as any normal human would.
In the official English translation of the manga his last name is spelled Yeager. In the official translation of the anime, it's spelled Jaeger. So, using either one is pretty much fine. Jeager is an actual German name, and since many of the names are german, I think it works better.
